Advocacy Update February 4, 2026: A Status Check on Our Top Priorities
Our priority bills are progressing through the legislative process, and the WR Government Affairs team is tracking closely, showing up to testify at hearings, and always ready to answer questions about these proposed bills. Here’s a quick look at where everything is at*:
Support: HB 2512/SB 6091: Ensuring Public Availability of Residential Listings
Current Status: SB 6091 is the main vehicle for this policy. After its initial hearing, WR drafted an amendment to add clarity. Essentially, the amendment adds language that:
- specifies the requirement on brokers to market to the general public does not require an owner to allow access onto the residential real estate or into the residence, and
- removes a section of the bill that specifies a violation of the requirement is a violation of the Washington Law Against Discrimination (WLAD) since this language is already present in the WLAD.
The substitute bill was approved unanimously out of Committee and is on its way to the Rules Committee.
Support: HB 1345/SB 5470: Rural ADUs
Current Status: HB 1345 passed off the House floor 86 Y to 5 N. The bill is currently in the Senate and scheduled for a hearing on February 4th.
Support: HB 2480/SB 6026: Residential Uses in Commercial Zones
Current Status: SB 6026 passed out of the Senate Housing Committee with a few amendments that offer flexibility for cities and is now scheduled for a hearing in Senate Ways and Means on February 5th .
Support: HB 2304: Incentivize Stacked Flat Condominium Construction
Current Status: HB 2304 had an initial hearing in the House Committee on Civil Rights & Judiciary and was approved by the majority in executive session on January 30. It’s currently with Rules Committee for second review.
Do No Harm
Substantive budget and tax discussions are concerning as they relate to housing costs. REET increase proposals such as HB 2442/SB 6294 and HB 2528/SB 6211 have had initial hearings and the lobby team continues to speak with legislators regarding the negative impact on homeowners, home sellers, and the high cost of real estate.
