Revised Agency Law & Forms Updates 
 
Changes to the Real Estate Agency Law (RCW 18.86) are set to take effect on January 1, 2024. Some of these revisions include requiring brokerage services agreements, introducing 'limited dual agent,' and more. NWMLS is adapting listing agreements, purchase and sale forms, and creating resources to keep you informed. White House Announces New Actions on Homeownership

The Biden-Harris Administration has committed to expanding access to homeownership, declaring several action items that you'll find relevant to your business. These actions include allowing homebuyers to leverage income from Accessory Dwelling Units (ADUs), increasing mortgage opportunities for Tribes, ensuring innovative homeownership models can work, making home repairs easier to finance, helping homeowners know their rights and remain in their homes & assisting homeowners who have fallen behind on their mortgages.

Informative Q & A Regarding the Impact of Middle Housing Legislation on Appraisers

Under HB 1110, certain cities must allow up to 6 dwelling units in areas close to transit, and 2-4 dwelling units in other areas. HB 1337 requires cities to allow at least 2 ADUs on all residential lots. These laws mean that cities must allow more housing units to be built – parcels that now could have only one single-family detached house could in the future have 5 or more residential dwelling units. This important change in local zoning to allow more housing will require all sectors of the real estate industry to adjust – this means lenders, appraisers, and REALTORS® as well. Operation Evolve: Revising Agency Law and Industry Practices

As you probably already know, Agency Law changes will be implemented in January of 2024. The revisions will necessitate significant change for most brokers in their delivery of services to clients.
